Nicotras’ new $20M building to house 2 medical facilities

STATEN ISLAND, N.Y. — A major link in what developers Richard and Lois Nicotra have dubbed their “medical mile,” is a new 40,000-square-foot state-of-the-art building that will house operations for the borough’s two major medical providers.

Both Richmond University Medical Center and Northwell Health — the parent company of Staten Island University Hospital — will be housed under one roof in the Nicotras’ new $20 million building, which is located at 1130 South Ave., at Lois Lane — situated at the entrance of the Hilton Garden Inn and Hampton Inn & Suites. “We are making history right now because Richmond University Medical Center is taking half the space and Northwell Health is taking the other half. That’s got to be a first where the two hospitals are working together in one building,” said Richard Nicotra.

He noted that both entities will operate separately and have different entrances. The $20 million price tag doesn’t include the build-out each medical facility has already begun, said Nicotra.

“Northwell Health is going to use their half of the building for ambulatory surgery. They will take up the third floor where there will be four to five operating rooms. Richmond University Medical Center, which will have the first and second floors, will be using it for behavioral health,” added Nicotra. With about 27 medical offices already housed in Nicotra’s buildings in Bloomfield, he hopes this new addition will become a hub for medical treatment in the borough. “(Both medical facilities) rented the space before we finished construction,” said Nicotra, noting the project broke ground about 1 1/2 years ago, and is expected to be complete in August.

RICHMOND UNIVERSITY MEDICAL CENTER

According to Daniel J. Messina, Richmond University Medical Center president and CEO, the new comprehensive outpatient behavioral center will provide alcohol, substance abuse and behavioral health services for individuals who struggle with problems of addiction, depression, anxiety and other behaviors. These services will be moved from the hospital’s Bayley Seton campus, he said.

“We have a number of programs that will be consolidated into this new 22,000-square-fot outpatient center,” said Messina.

The facility will offer group counseling, individual therapy, medication management, couples’ therapy, anger management and more, said Messina.

Of the new building in its central location, Messina said: “We’ll be able to open up our doors to a wider audience.”

NORTHWELL HEALTH

Northwell Health is currently talking to “potential partners for locating an ambulatory surgery center” in the new building. But we haven’t yet identified a practice that we will be working with,” said Terry Lynam, a Northwell Health spokesman.

The new facility is part of an initiative by Northwell Health to open ambulatory surgery centers throughout the metropolitan area during the past couple of years.

“More and more surgery is done on an outpatient basis and doesn’t need to be done in a hospital. It’s done as effectively and is often more cost-effective (in an ambulatory surgery facility),” he added.

BUILDING DESIGN

Like all of the Nicotra properties, the luxury building will include many details, such as granite reception desks, stone walls, and lighting fixtures designed in Spain. And, of course, no Nicotra building would be complete without unique and symbolic artwork and sculptures.

“There will be a large plaza in front of the building, where there will be an iconic piece of sculpture,” said Nicotra, nothing there will also be lush plantings and a fountain.

“We are spending more than $1 million on landscaping and art. The sculpture will speak volumes for people’s hearts,” he said.

There will also be a colorful bicycle rack, that will be both functional and a piece of artwork, which is being constructed by artists at Staten Island Makerspace.

There will be about 250 parking spots dedicated to the new building.

GARDEN PATH & TRAILS

The Nicotras also have included about a one-mile long path so people can walk from one building to others on the property. In the second phase of the project there will be walking trails through about 100 acres of wetlands that abut the property.

“We got permission from the State Department of Conservation to build trails through the wetlands,” said Nicotra. “You’ll be able to go talk a walk and there will be a seating area so tenants of the building will be able to go have lunch in the woods.”

The Nicotra Group empire includes seven office buildings, two hotels, restaurants and banquet areas. The Nicotras’ next project is slated for the Teleport.
